Radcliff Estates, Sparta, NJ


This 68-acre tract of land required extensive planning and coordination with State and Local government officials. The site was surrounded by wetlands and was prone to flooding. As part of the design we presented alternatives to average the wetlands buffer and minimize improvements to create a more clustered parcel to make the site developable. Several flood control improvements were made such as detention basins and low impact development techniques to allow for sheet flow of stormwater of grass swale and gentle slope area to increase contact time and reduce post developed outflows. The final project included the design of multiple premiere single family residential developments, with extensive flood and drainage improvement. All environmental permits were procured from the State and local permitting agencies. The scope of the project also included real estate due-diligence and marketing, planning, concept, and engineering. The project was later presented before the Township planning and local zoning boards for approval. The project was valued at $18-million dollars.
