Las Ventanas, FM249, NW Houston, TX


The Las Ventanas site is located in what CB Richard Ellis classified as the “Far Northwest”. This submarket is probably the most dynamic and desirable in Houston as evidenced by having more centers then any other submarket and is second only to the “Far Southeast” in terms of retail square footage.

The Las Ventanas master plan includes 342,000 SF of specialty retail. The Las Ventanas site provided for superior ingress and egress than compared to that of FM 1960, and would provide visibility from Hwy 249. The Las Ventanas location is one of the last remaining large parcels of land along Hwy 249 before reaching the Spring Cypress Road.

Las Ventanas is ideally located in what may be the most desirable and fastest growing submarkets in Houston – defined hereafter as Northwest Houston. The per capita income of individuals living in the area is higher than any other sub-market in the greater Houston metropolitan area.

Two prestigious golf courses, Raveneaux Country Club and the Champions Golf Club, both are just over a mile from the site. Also lending to the desirability of the location is the fact that George Bush Intercontinental Airport is also on the North side of Houston and is approximately only 11-12 miles to the east.

Because of it’s the premiere location and multiple amenities offered in Las Ventanas, the project was valued at over $150-million.
