River View Condominiums, Borough of Edgewater, NJ

The scope of this project entailed the conceptual Engineering design and Architectural plans and renderings for a multi-story residential building. This site presented a challenge in designing the building. The location is a rock cliff that serves as the embankments for County Route 5 (CR-5). The embankment toe runs along Riverview Avenue. This site remained underutilized for several years due to its natural landscape and critical slopes. However, due to our experience and desire to meet any challenge, we recognized the amenities the site possessed a designed the building with stepped foundation on columns, to minimize disturbance to critical slopes and construction access. The front entry to the building along CR-5 leads into the upper hallways of the luxury high rise apartments and upper level parking garage. The lower levels facing Riverview Drive fronts the retail and commercial businesses proposed as part of the high-rise buildings. The entire buildings boast a self contain Community by providing shopping centers for food, clothing and commercial goods, including spas and restaurants at the lower level, while the upper level provides luxury apartments/condominiums including luxury Penthouse with breathtaking views of the New York City Skyline. Easy access to the Parking Deck is provided from both points of ingress and egress. The project was valued at $35-million dollars.
